As the cooler months begin to arrive in cities like New York, Boston, and across the Northeast, South Florida begins one of its most inviting seasons. Warm mornings, ocean breezes, waterfront dining, and an outdoor lifestyle that feels effortless.

According to the latest August 2026 numbers from Miami Realtors, Total active listings in Miami-Dade were down about 12% year-over-year, while single family prices were up around 4%. Broward saw a similar pattern. That doesn’t guarantee future price movements, but it does mean understanding the market early can help you make calm, informed decisions.

Then there’s the season itself. Miami in December through February is a cultural highlight with Art Basel Miami Beach, bringing the art world in December. the Miami International Boat Show in February and the South Beach Wine and Food Festival rounding out the month.
